Calgary Homes For Sale and Community Guides
A million and a half people across four quadrants that behave like four different cities. We’ve sold homes across all four of them, and we’ll tell you which parts we know best.
Calgary, Alberta is a city of four quadrants: northwest, southwest, southeast and northeast. This guide is written by Tara Molina Real Estate Group, a Calgary and Airdrie real estate team led by Tara Molina, REALTOR® CCS®, brokered by Royal LePage Benchmark, serving Calgary, Airdrie and all surrounding communities. The community guides below are built from the Calgary homes we have sold since 2018.
Which Calgary Communities Do We Know Best?
A city page can only tell you so much. These are written from what we’ve actually sold, street by street.

Altadore
Tree lined streets, River Park, and a walk to Marda Loop. Where we bought with our own money.
Explore Altadore →
Marda Loop
Calgary’s busiest outdoor shopping street, and the infills that surround it.
Explore Marda Loop →
Royal Oak & Rocky Ridge
Mountain views, the Shane Homes YMCA and the Tuscany CTrain: the value alternative to Tuscany.
Explore Royal Oak & Rocky Ridge →
Varsity
Market Mall, the university and the hospitals, and three subdivisions that do not price alike.
Explore Varsity →
Evergreen
On the edge of Fish Creek Park. Evergreen and Evergreen Estates carry one name and behave like two markets.
Explore Evergreen →Calgary Or Airdrie?

Calgary is enormous, and every quadrant asks different questions. If you’re deciding between an infill in the southwest and a walkout in the northwest, it helps to talk with a team that has sold both. We have, and we’ll tell you honestly which parts of the city we know best.
Sales on this page are our own closed Calgary sales since 2018, current as of 2026. Individual sale prices are not published. Don’t see your community? Ask us about it and we’ll tell you what we know.
Selling In Calgary? We Know What Your Quadrant Is Doing.
A Mahogany lake home and a Royal Oak walkout and an Altadore infill are three different conversations. What buyers want, what they’ll pay for, how long it takes. None of it transfers. We’ve sold all three.
Start with a valuation, or just ask us what you’d get.
Median days on market across the homes our team sold, Calgary and Airdrie together, current as of 2026. See how long it takes to sell in Calgary, year by year.
We’ve had Calgary homes go in eight days and homes take forty eight, in the same community in the same year. Price and presentation decide it far more than the market does.

What Is My Calgary Home Worth?
The honest answer is a range. It comes from what homes like yours have sold for in your part of Calgary, the condition of yours, and the market this month. We prepare a Comparative Market Analysis (CMA) for Calgary homeowners at no cost and with no obligation, whether you are selling this year, in a couple of years, or not at all.
Afterward, the only thing you will hear from us is what is happening in the real estate market in your own Calgary community. No pressure, no sales pitch, no expectation.
Free, No Obligation
A realistic range and the reasoning behind it, with no obligation to list or to work with us.
Built From Calgary Sales
Priced against what homes like yours have actually sold for nearby, not an online average.
Market Updates Only
Our only follow up is what the market is doing in your own community.
Calgary Real Estate Questions, Answered.
Which part of Calgary should I buy in?
Wrong question first. Start with what your week actually looks like: where you work, whether you drive, whether kids need a school, how you feel about a forty minute commute versus a smaller house. Calgary’s quadrants sort people by lifestyle far more than by budget. The northwest and southeast will both sell you a four bedroom for the same money and the lives are nothing alike.
Is it cheaper to buy in Airdrie than Calgary?
Usually, yes. You get more house per dollar, and that gap is the whole reason Airdrie has grown the way it has. Whether it’s worth it depends on the commute you’re signing up for and what you’d be giving up in the city. We sell heavily in both, so we’ve got no reason to push you one way. Compare Calgary and Airdrie.
What’s the difference between an infill and a new build in Calgary?
An infill is a new home on an old lot. Someone bought a 1950s bungalow in an established inner city community, tore it down and rebuilt. You get new construction with mature trees and a ten minute commute, and you pay for the land. A new build in a suburban community gets you more square footage, a warranty, and a neighbourhood that’s still finishing. Different products entirely.
Do you actually work all over Calgary, or just one area?
All of it, but not evenly. Most of our sales are in the northwest and southwest, and the northeast is the quadrant we work least, so we’re strongest in the west half of the city. That’s the honest picture, though least isn’t never, and we do sell in the northeast. Ask us about your specific community rather than the quadrant, and we’ll tell you straight whether we know it.
How long does a home take to sell in Calgary?
It depends far more on price and presentation than on the market. We’ve had homes go in eight days and homes take forty eight, in the same community in the same year, so a single number would only be a guess. Ask us about your actual house and we’ll give you a range and the reasoning behind it. How long it takes to sell in Calgary breaks our own sales down year by year.
How much is my Calgary home worth?
It depends on what similar homes near yours in Calgary have sold for recently, the condition and updates in your home, and the market this month. Tara Molina Real Estate Group prepares a free Comparative Market Analysis (CMA) that gives you a realistic range and the reasoning behind it, with no obligation. Request yours here.
What happens after my free Calgary home evaluation?
You decide. The only follow up from us is information about what is happening in the real estate market in your own Calgary community. There is no pressure, no sales pitch and no expectation.
Can I buy a home in Calgary remotely?
Yes. We regularly support out of province buyers through virtual tours, detailed video walkthroughs and remote offer processes. Our relocation guide covers the rest.
Can I call about any Calgary listing?
Yes. Call or text 403.809.4639 about any home for sale in Calgary. We’ll show it to you, tell you what we know about it, and show you anything else worth seeing. If you decide to write an offer on one of our own listings, a teammate writes it, so you and the seller each have an agent working for you alone. On every other home, we write the offer ourselves.
